Rules;


-No smoking / No vaping in the house.

-No Marijuana / No smoking of Cannabis on the property.

-Not permitted to grow Marijuana/Cannabis on the property.

-No pets of ANY kind.

-A maximum of 3 occupants at any time

-No mining of crypto currency at all

-The tenant needs to ask the landlord's permission for ANY modification at all including painting.

-Scotch tape or any other adhesive tape is prohibitted on all surfaces of the property.


-The included appliances; refrigerator, oven, microwave oven/hood range fan, dishwasher and washer/dryer are included in the price of the lease but have no warranty. Should an appliance stop working the landlord must be notified and the cost to repair or replace the unit will be on the tenant.

-The tenant agrees not to make excessive noise when enjoying his use of both the indoor and outdoor areas.

-The owner reserves the right to visit the apartment at least once every month with 24 hours notice to ensure the security of the immovable.

-The tenant undertakes to obtain permission from the owner of what can be docked and used there. The owner reserves the right to refuse the use of the dock as well as refusing the mooring of any vessel that he deems appropriate.



-The listing broker must open the door for ALL visits.

-The tenant must provide a credit check report at their expense.

-Tenants will need references that the landlord can verify.

-Employment letter required.

-The owner reserves the right to accept or refuse the applicant based on his review of the references, credit check and any other supporting documents provided by the applicant.

-Proof of tenant insurance ($2,000,000 liability).

-No AIRBNB!! NO subletting.
